RV Roof and Water Damage Inspection

Water is the most expensive problem an RV can have, and it often stays hidden until the damage is done. This inspection focuses on the roof, the seals and the walls, using moisture meters and thermal imaging. For owners in Johnson County, DFW and Central Texas.

Who it's for

Who this inspection is for

  • Owners who see a stain, smell mustiness or feel a soft spot
  • Owners whose RV has been through a hailstorm
  • Owners of RVs stored outside who want a yearly check
  • Owners who bought without an inspection and want a baseline
The difference

What's different about this inspection

A full inspection treats the roof and moisture as one part of the RV. This inspection makes it the whole job. Keith walks the roof where it's safe to, inspects the membrane and every penetration, seam and edge, then takes moisture readings inside at every point water could enter: vents, skylights, A/C units, windows, slides, doors, corners and compartments.

Thermal imaging helps locate wet areas behind walls and ceilings. Readings are recorded in the report with photos, so you can see where the moisture is.
Common findings

Problems Keith often finds

01
Cracked lap sealant
Sealant at vents and roof edges that has dried, cracked and pulled away.
02
Failed seals at roof penetrations
Open gaps around antennas, plumbing vents and A/C units.
03
Soft roof decking
Decking that gives underfoot because water has reached the wood.
04
Separated corner molding
Moldings pulled away from the wall, opening the seam behind them.
05
Sidewall delamination
Outer skin separating from the wall structure after moisture gets in.
06
Hail damage
Cracked vent covers, skylights and A/C shrouds, and dents in the roof surface.

How it works

Call or text with the RV details and what you've noticed. Keith inspects the roof and interior where the RV is parked and sends the report the same day.

Not precisely. Moisture readings show where water is now. Soft wood, staining and delamination suggest a leak has been active for a while. The report describes what was found without guessing at dates.

Some RV roofs are built to be walked on and some aren't. Keith checks the roof type and only walks it where it's safe. Where he can't, he inspects from a ladder at the edges.

Check the sealant yourself every few months and after any hailstorm. A professional roof and moisture inspection once a year is reasonable for an RV stored outside in the Texas sun.

No. Dal's RV Inspections doesn't take repair work from inspections, so there's no reason to find problems that aren't there. The report gives you what you need to get repair quotes.
