Systems Dal's RV Inspections inspects

Keith evaluates the accessible electrical, plumbing, HVAC, appliance, roof, seal, running gear and safety systems, and checks for moisture, wear and anything else that affects the RV's condition or value. Every inspection follows the NRVIA Standards of Practice. What changes is where he focuses.

120V and 12V electrical

Shore power inlet, cord and plug, breaker and fuse panels, outlets with polarity and GFCI testing, 12V lighting, house batteries and battery disconnects.

Converters and inverters

Converter charging output, inverter operation and transfer, and any installed solar charge controller.

Generators and transfer switches

Generator start and run under load, exhaust routing and condition, and automatic transfer switch operation.

Fresh, gray and black water

Fresh tank, city water inlet, water pump, supply lines and fixtures checked for leaks; gray and black tanks, valves and drain lines checked for function and leaks.

Water heater and furnace

Operation on propane and electric where equipped, ignition, venting and visible condition; furnace operation and ducted airflow.

Refrigerator and appliances

Refrigerator cooling on each available power source, plus the cooktop, oven, microwave, range hood, washer and dryer and other installed appliances.

Roof air conditioners

Cooling performance measured by temperature drop, shroud and gasket condition, and heat-pump mode where equipped.

Roof, sidewalls and seals

Roof membrane, sealant at every penetration and seam, edge molding, sidewall condition and signs of delamination, windows and doors.

Slides, awnings and jacks

Slide-room operation, seals and toppers; power and manual awnings; leveling jacks and stabilizers.

Chassis, running gear and tires

Frame, suspension, visible brake components, hitch or pin box, tire condition and DOT date codes; on motorhomes, accessible engine-compartment fluids, belts and hoses.

Moisture readings and thermal scanning

Moisture meter readings at walls, floors and ceilings around every likely entry point, with thermal imaging to find anomalies the eye can't see.

Interior

Floors checked for soft spots, plus cabinetry, furniture mechanisms, windows, blinds, the entry door and interior finishes.

Fire and life safety

Smoke, carbon monoxide and propane detectors, fire extinguisher, emergency exit windows and a propane system leak check.
Before the appointment

What to have ready

An inspection can only test what can be turned on. Before Keith arrives, the RV needs:

Shore power

A 30- or 50-amp connection that matches the RV, or a working generator with fuel.

Water

A city water connection or a filled fresh tank, so the plumbing can be pressurized and tested.

Charged batteries

So the 12V system, slides, jacks and awnings can run.

Propane

Fuel in the tanks for the furnace, water heater, refrigerator and cooktop.

Slide and awning clearance

Room around the RV to extend every slide and awning fully.
If the RV is on a dealer's lot or at a seller's home, ask them to have it set up this way before the appointment.
Four steps

How an inspection works

Step 1

Call or text with the details

Send the year, make and model, where the RV is parked and when you need it done. Keith replies with a quote based on the RV's type, size and location.
Step 2

Keith arranges access

Keith confirms a time with you and with whoever controls the RV: the dealer, the seller or the storage facility. You don't need to be there.
Step 3

The inspection

Keith goes through the RV system by system, operating what can be operated and photographing what he finds. Most inspections take a few hours.
Step 4

Same-day report

You receive the written report, with photos and video of the findings, the same day. Keith is available afterward to go through any finding with you.
Same-day report

How the report is organized

A report full of jargon and hundreds of unranked photos won't help you negotiate a price or plan repairs. Each finding is shown in photos and video, captioned with its location on the RV, and explained in plain language for an owner or buyer: what it is, why it matters, and what fixing it generally involves. Findings are sorted so the important items don't get buried. The report is emailed as a PDF the same day.
SAFETY
Conditions that could hurt someone or start a fire, such as a propane leak or a failed detector.
WATER INTRUSION
Active leaks and elevated moisture readings. Water damage spreads, so these come right after safety.
MAINTENANCE
Items that work today but are due for service: aging sealant, tires near the end of their life, worn parts.
COSMETIC
Wear that affects appearance, not function.
Standards

Inspected to the NRVIA Standards of Practice

The National RV Inspectors Association publishes Standards of Practice that define what a certified inspector examines and how findings are reported. Keith follows those standards on every inspection.

The standards also set limits. An inspection reports the condition of what's accessible and operable on the day. It is not a warranty, and it doesn't involve taking components apart.

GENERAL QUESTIONS

RV inspection pricing depends on the type of RV, its size, and the level of inspection needed. Share the RV details and location to request a quote before scheduling.

Most inspections take a few hours. Larger motorhomes with more slides, appliances and a generator take longer than small trailers.

No. Keith only needs access to the RV and the utilities listed above. Many customers are at work or out of town. You get the full report the same day and can call Keith with questions.

Class A, Class B and Class C motorhomes, diesel pushers, travel trailers, fifth wheels, toy haulers, Airstreams and camper vans.

The same day as the inspection. It's emailed as a PDF with photos and video of the findings, and Keith is available afterward to go over anything you want explained.

Yes. Dal's RV Inspections inspects motorhomes, travel trailers, fifth wheels, and toy haulers. The inspection scope depends on the RV and the systems that can be safely accessed and evaluated at the time of the appointment.

Yes. Let the dealer know an independent inspector is coming and ask them to have the RV connected to power and water, with charged batteries and propane. If a dealer won't allow an independent inspection, that's worth knowing before you buy.
